Thor Tor 3

Whereas Section 19 of Condominium Act stipulated that the aliens may hold ownership of an apartment [condominium] if he/she brought in foreign currency into the Kingdom. And Section 19 ter stipulated that the alien who applies for holding the ownership of apartment [Condominium] shall present evidence of bringing in foreign currency into the Kingdom.

So if you buy the Condominium in your own name, then you need the “Thor Tor 3” document. The “Thor Tor 3” document is the bank document issued by the receiving bank upon the receipt of foreign currency into your bank account in Thailand.
 
When you transfer your money from overseas in foreign currency to Thailand, you must request a “Thor Tor 3” from your bank, and the “Thor Tor 3” must specify that the remittance is solely for the purpose of purchasing a Condominium.
